Phil Salinas, Director & Mortgage Adviser founded the firm in 2006 having worked as a Financial Adviser with large Banks and Insurance companies throughout all of his career. Now specialising in residential and buy to let mortgages.
Steph Orton-Bra, Mortgage Adviser joined the firm in 2017 having spent the majority of her career advising clients bringing a wealth of knowledge and experience in to the business.
Now this is not a blog about how you are supposed to make your millions by becoming a property magnate. It is about a professional, or a family that has built up enough capital where they feel buying an additional property to prepare for the future. But this is not a quick decision. Its not something you wake up and go “Im going to buy a house today”. Well you may and if that’s possible then good luck to you. But there are risks attached to any purchase of property so calculating the risk properly is important. What are the reasons for you to buy this other property. Are you a DIY enthusiast and need a fixer upper to buy, improve it and then sell it for a profit. If so do you have the legitimate time to do this. Weekends and evenings free, the actual skills to do it is also important. The other thing you may be doing is looking for a buy to let mortgage to rent out. This is fine but once again it takes time – dealing and finding tenants, servicing and working with an estate agent to manage it. You may need to supervise fixing elements of the property when troublesome tenants break things. Insurance, admin etc. It can be a very profitable business renting but you need the time to manage it.
