Radon was identified as a health problem when scientists noted that underground uranium miners who were exposed to it died of lung cancer at high rates. The results of miner studies have been confirmed by experimental animal studies, which show higher rates of lung tumors among rodents exposed to high radon levels.
With a Radon Gas Bond the buyer and seller agree on a likely sum of money - enough to cover typical radon reduction costs (normally between £750.00 and £4000.00).
The money is taken out of the buyer's paying price and held by a third party (for example, the seller's solicitors) until the test result is known and any reduction measures have been done.
Both parties sign a contract that lays down how the bond will work. If the test shows there is no problem, the bond money goes to the seller. If the test shows that there is a problem, reduction work is paid for from the bond money; any excess is returned to the seller.

Once you have determined whether you need “basic” or “full” protection, you must check that your preferred ground floor construction gives you the right level of protection. The options are as follows: Basic Radon Protection For “basic” protection, you need to provide an airtight barrier covering the entire ground floor of the building, linked to the damp proof course using cavity trays which prevent radon moving through the wall cavity and into the building. All junctions between the floor membrane and cavity trays should be sealed. You can achieve “basic” protection with both ground supported and suspended(ventilated) concrete ground floors by installing a radon-proof membrane system. With a suspended concrete slab, the space beneath the floor is available to ventilate radon safely away should “full” protection be required.
You not only need to provide a radon-proof floor membrane,but also an underfloor depressurization system. Depressurization can be achieved by natural or mechanical underfloor ventilation through the sub-floor space, or from a radon sump if there is no underfloor space.
