Together with our attention to detail and conscientious attitude, we have the local knowledge, experience, resources and skills to deliver a full range of services to our customers.
Vision, Mission & Values
We are a professional and innovative lettings and property management company that evolves with changes in the market place and puts our customers at the heart of everything we do. We aim to be the best, most personal agency in the UK.
Our Mission
Our mission is to become the number one agent for lettings and property management in East Midlands by providing every tenant with good quality accommodation and our landlords with an effective, reliable, results-based service.
Wayne is East Midland’s answer to property management. His hard work and high standards of service have gained him a fierce reputation within the regional lettings market. He knows what it takes own and manage a profitable portfolio himself, because he’s not only a successful investor and landlord, but co-founder and “hands on” managing director of Progressive Lets.
Now in his 30s, Wayne runs his own company, Progressive Lets which is UK ALA registered. The business was formed in 2012 with Progressive Property co-founders, Rob Moore and Mark Homer and is Peterborough’s fastest growing agency. Wayne employs ten staff who between them have over 60 years’ lettings experience and manage more than 700 units across Cambridgeshire, Northamptonshire and Lincolnshire.
We are also keen to know what we aren't doing quite right and where we can make improvements, so please share any concerns with us too.
Here are just a few of the lovely comments we've received since setting up in business in 2012.
“A really well equipped apartment that had everything we needed for our comfortable 2 night stay. The apartment was very clean and very centrally located, with just a 2 minute walk to the square, making it easy for us to eat out each evening. Being central meant that it is in a restricted parking zone. so no parking on the street between 8am and 6.30pm but not a problem as we found a car park just around the corner.”
"Not only has Progressive Lets let my property within 24 hours of their recommended contractor finishing refurbishment work, but the team has also managed to achieve an additional £125 pcm in rent! Thank you and well done to all involved at Progressive Lets."
"Investing in property is a significant step for anyone. Being a landlord (and a responsible one at that) of a HMO is a challenge on many levels. There are many decisions to make, processes to understand and the opportunity for making mistakes is very real.
A key decision in the process is the people you choose to work with. Of course, it is possible to do everything yourself but why reinvent the wheel when people are already doing it successfully and are willing to help? I spoke to numerous "experts" when developing my investment strategy but it wasn't until I met Wayne Beecham at Progressive Lets that I felt I had met someone I was comfortable with in terms of professionalism, experience, expertise and communications. Whereas most agents were keen to talk about their own potential gains, Progressive Lets are all about their client's goals and how they can work together to achieve those.
Working with Progressive Lets is very much a collaboration. They are happy to allow investors to be as hands-on as they want to be and are equally at ease taking the lead. They offer sound advice on property sourcing, conversion, licensing, finance and all other aspects of investing in HMOs successfully and efficiently. All of these things can be managed on the Landlord's behalf, offering a truly hands-off service if required. Their network of contacts, contractors and experts are made freely available. Between them, there aren't many situations they haven't encountered previously and where new challenges present themselves they have the skills to develop the best solutions.
In terms of developing a source of passive income with the minimum amount of time invested, there are few alternatives which offer the returns of a HMO. Once you've made your investments, it is all too easy for it to become something that starts to cause stress and take time out of your schedule making the financial rewards present a real cost in terms of the level of involvement required. For people using their property as investment rather than their jobs, this can be a major stumbling block. The properties I invest in are managed by Progressive Lets.
Working with Progressive Lets has enabled me to establish a portfolio of property which are great homes for their tenants and generate good returns for the landlord and agent in turn. There are rewards for all parties in the process which makes it something sustainable and scale-able; cornerstones of the Progressive ethos. Whereas other agents are about short term returns, Progressive Lets understand this is a long-term commitment and they want to be an active part of the journey towards their client's goals.
Progressive Lets has changed my perception of agents. Of all of the choices a landlord needs to make, choosing Progressive Lets would be one of the wisest."
"Big thanks to Katie from Progressive Lets for house sitting for me while the boiler man was here and I went to hospital!"
Just want to say a big thank you to Progressive Lets for finding me an excellent tenant for my property! No hassle and very speedy! Thanks again guys!"
"Progressive Lets,
I just wanted to say thanks for your time on Saturday. Your help and advice is invaluable and exactly what we need at the start of our journey. What struck me most was your motivation to help us achieve our goals, this contrast to my normal daily environment couldn't have been more extreme. 2016 is going to be a good year."
