GPE has been looking for ways to further improve its tenant engagement, and in TAP we believe that we have found an innovative and impartial medium to deliver a Quarterly eNewsletter to our tenants, with appropriate backup in the form of a Knowledge Centre. As an RICS regulated business, TAP's professional and creative approach is supporting our own professional approach to property management, and adds important value to the landlord and tenant relationship.

Through our work on the Leasing Business Premises Code (www.leasingbusinesspremises.co.uk) we are very aware of the difficulties that small businesses face trying to access property information and advice. This is therefore a very interesting initiative, which for small business owners and their landlords is well worth investigating, because it provides regular access to easy-to-digest information and the ability, when required, to tap-in to expert advice.

Elmer contacted a business called the Tenant Assistance Program (TAP), which exists to “create a bridge of communication between landlords and tenants”. Regulated by the Royal Institution of Chartered Surveyors, TAP provides occupiers with guidance on property-related issues and acts as a gateway to specialist service providers.

I can see TAP helping many smaller occupiers to become better tenants, bringing benefits to both them and us in heightened management efficiency.

Strong communication and access to a helpful source of information are two of the important factors that lie at the heart of a good landlord and tenant relationship. Cushman and Wakefield recognise this and have embraced the need to extend the service we offer our clients occupiers. Working with TAP we have developed the facility of making sure the right information is constantly available to these occupiers and this we find enables us to improve our business efficiency. We also believe this will encourage tenant loyalty which our clients enjoy the benefits of.

By using their advanced e mail platform we are able to maintain an up to date communication link which in these uncertain times is invaluable. Sending out helpful e mail messages and analysing how they are received and utilised enables us to pinpoint improvements in the service we offer the tenant.

Cube has long harboured an ambition to enhance Landlord and Tenant relations, leading to heightened retention rates, and in TAP we believe we have found an innovative platform from which to deliver a communication programme to them. TAP allows us to proactively engage with the right people in our tenant companies with generic and building-specific information and reinforces our message to investors that we are serious about income protection and value enhancement through the Cube brand

We worked with TAP on the production of a property Guidance Pack for small businesses, and they provided a professional, efficient service, listening to our comments throughout. The language TAP used was perfectly pitched at SMEs and they were also able to suggest other ideas to explore, such as the online Space Calculator we developed as part of the project.
