Property Advisory Services (PAS) was created to provide quality advice and solutions to managing agents, property owners, property managers, landlords and occupiers in relation to all aspects of commercial property and premises management.
We provide both technical and property management advice to many commercial properties including the iconic 30 St Mary Axe (The Gherkin).
Richard Stead and Steve Browne founded PAS in 2009. Both Richard & Steve have a specific understanding of customers & occupier needs, having occupied senior positions for engineering service providers, commercial managing agents, developers and owner-occupiers throughout the last 20 years.
The company has both Technical and Vertical transportation consultant teams supporting our clients nationally.
In many cases, consultants do not always appreciate the key drivers in managing and running properties. On occasion advice provided can demonstrate a lack of understanding with regards to the possible implications on the landlord in relation to tenant leases and/or the buildings service charge.
We provide advice and management in all aspects of core property services contracts including; mechanical and electrical engineering maintenance, lift & escalator maintenance, security and cleaning.
This also includes advice on service charge budgets to ensure they are competitive whilst allowing for high standards in service delivery and in full accordance and compliance with the RICS service charge code of practice. In these tough economic times, service charges budgets and life cycle building services plant replacement projects are being closely scrutinised, therefore the advice we provide takes into account the possible implications of such expenditure.

Having worked at Associate level within both engineering and property management companies for many years, Steve has been responsible for setting up technical strategies and operational standards within both industries. He was the Technical Director responsible for all engineering services at 30 St Mary Axe (The Gherkin) prior to setting up PAS with Richard and still provides ongoing technical management consultancy services to 30 St Mary Axe at a Senior level.
Richard has been working at Director level within the property management industry for many years. Prior to setting up PAS, he was Property Services Director for Swiss Re at 30 St Mary Axe (The Gherkin) with overall responsibility for the property management strategy and all property management matters. Richard still provides ongoing property management consultancy to the gherkin at a senior level.
