BS Initiative Ltd is a Chartered Building Surveying practice based in Newmarket, Suffolk. The firm was established in 2009 by Director Andrew Moulsdale, BSc FRICS to provide a full range of professional building surveying services, including construction, design, project management, party wall expertise, dilapidations and expert witness work plus full building or structural surveys.
With offices in Newmarket and Norwich we are well placed to serve our Clients in London, East Anglia and the South East as well as the rest of the UK. We count a number of major property companies as well as private individuals amongst our loyal client base. We also have a close liaison with Strettons Chartered Surveyors and provide consultant surveying services to them and their Clients.

BS Initiative Ltd has acted on behalf of Clients and their legal advisors to provide succinct professional advice and reports for use by the courts in the role of expert witness. With the introduction of the new Civil Procedure Rules, the role of the expert witness has become even more important to any legal dispute passing through the courts. BS Initiative Ltd appreciates the requirements of Clients and also the legal system and is able to assist ideally to prevent matters progressing to court but, where this is inevitable, to assist in obtaining a satisfactory conclusion to any legal proceedings.
BS Initiative Ltd utilise experience and intrinsic knowledge of building pathology to interpret the cause of building defects, be it an unusual damp problem, structural issues, or a more complex problem. Having diagnosed a defect, we can specify the necessary remedial work, obtain costs from Contractors and administer the remedial operations on site.
In most instances works go well and little damage is occasioned to neighbours property. On occasion, however, serious failure can result in collapse and catastrophic damage. The existence of a Party Wall Award in this instance ensured that BS Initiative's Appointing Owner was fully protected and all damage and associated costs were recovered from the neighbour.
We are able to act on behalf of Building and Adjoining Owners and to provide sound practical knowledge and advice relating to the necessary steps and protocol involved in all party wall matters and, where appropriate, boundary issues.
BS Initiative Ltd acts for clients who own property, or where they have a long Lease with full repairing liability. It is essential to have buildings insurance, and many insurers require a cost assessment of rebuilding after fire damage. This will be required at the start of a policy, and at regular intervals during the policies life. If the property is under insured the insurers will not cover the full cost of rebuilding or refurbishing the building in the event of a fire.
BS Initiative Ltd specialises in dilapidation matters and act for both Landlords and Tenants in the preparation of, and defence against, Schedules of Dilapidations. We seek to provide sound professional advice, but specialise in practical common sense solutions to enable disputes to be settled without expensive litigation. If matters do progress to court, we have considerable court experience both as jointly appointed or Client based expert witness, and are able to advise the court appropriately in this complex field. Our specialism in this field requires a detailed understanding of dilapidations case law, based principally on the content of any lease covenants for both Interim and Terminal Dilapidation matters.
