Wootten Dean is an established property consultancy led by Bryan Wootten who has over 15 years of experience as a valuer and general practice surveyor. Bryan is an RICS Registered Valuer who deals with a range of property types and has a special interest and focus on the NHS primary care environment.
Whilst working within the Department of Health, Bryan was part of the property and primary care team and focused on a number of issues including the delivery of new primary care premises at a strategic national level, achieving national NHS Plan targets and the monitoring of the disposal of surplus NHS property. Subsequent work within the District Valuer's office involved a full-time position on the primary care property development team, negotiating lease terms on proposed new build developments with specialist developers, on behalf of Trusts, to ensure value for money to NHS Trusts. As part of this role advice relating to all forms of procurement for community based premises was provided. This included third party developments, GP led owner occupied schemes, NHS LIFT and capital schemes procured via Procure21. Subsequent work as an independent consultant over the past 7 years has involved working for numerous GP practices undertaking surgery valuations and notional rent work, and developers operating within the sector in addition to continuing to work for a number of NHS Trusts.
Over the past 10 years Bryan has been involved in over 50 primary care premises developments across England. Bryan also has significant experience in providing property valuation advice to clients for Taxation purposes and can provide advice for Probate and Capital Gains Tax purposes.
The wide range of experience within the public and private sector has equipped Bryan with valuable insights into property issues from different perspectives; from the strategic view of national policy relating to Primary Care Premises development matters within the Department of Health, to the issues facing local NHS organisations, practitioners and developers as they deal with the need to provide an appropriate physical environment for the delivery of NHS services from limited financial resources.
