The role of the short-term lender has diversified significantly from that of simply providing Bridging Loans to homeowners wanting to move house. Here at Heritage we focus on helping to increase the value of our clients’ properties by providing specialised packages to finance the improvement, extension, conversion and structural repairs for both residential and commercial properties, as well as assisting tenants where they are buying their homes and business premises at a discount.

Put simply, Financial Advisors, Mortgage Brokers and other independent intermediaries, refer their customers to us to provide the funding to fix whatever problem is preventing them from either buying property, mortgaging or selling the property they already own.

As Principal Lenders of short-term finance, typically for periods of between 3 and 9 months, we can provide quick and substantial funds from our own resources. In-principle decisions are available by phone or e-mail. Written quotations can be issued on a “same day” basis.

We are regularly used as interim funders to provide unique solutions to otherwise insoluble problems.
